Private Sale
A sale campaign normally runs between four to six weeks
Once the process begins it will usually take between seven to ten days to get the campaign up and running
During that time frame we organise professional photography, floorplans/Siteplan sign board, internet and newspaper advertising campaign to be organised and launched
The campaign is usually launched one week prior to the first open for inspection
There will be a professional photographer & floor plan artist booked
Copywriting notes will be taken for all advertising
All documentation and legal’s will be prepared
Your keys will be registered & tagged
We will secure marketing space for your media release
We will send bulk messages to our database (‘New Listing’ message)
Signage will be arranged
We will generate interest among the surrounding local residents via ‘Just Listed’ drops
Our media release will be launched promoting your property
We will provide you with feedback regarding inspections and offers
We will facilitate all possible offers and negotiate the best possible outcome
We will await your decision of what is acceptable to you
Once the above is achieved we will execute all paperwork
We will attach a sold sticker
The sales funds will be paid into your nominated bank account or
that of your conveyancer/solicitor
Public Auction
Our Auction system is foolproof in protecting the price of the
property and gives us the opportunity to over achieve our estimated
price for the following reasons.
Unlike the private sale method we do not have a fixed asking price, which automatically places a ceiling on what you can expect to achieve
The auction system allows us to expose the property to the market place for a five week period before having to advise you on what price you should be considering for the property
It allows a potential purchaser to offer us a figure prior to auction that may well be way above what we and other purchasers perceive the property to be worth. If this happens we would secure their unconditional offer in writing then contact all other interested parties alerting them the property may sell prior to auction. This gives them the opportunity to submit their best offer prior to you having to ratify the sale. If similar offers were readily forthcoming we would obviously advise you to proceed to auction
If we did not receive an offer at auction that was in line with our expectations we would advise you to pass the property in and then market the property at an asking price that is in line with our original advice

Open For Inspections
Our open inspections are executed differently to other agencies.
We feel our method of conducting open inspections will provide the
vendor a greater opportunity to reach the ideal price.
At every opportunity possible we have two agents present at open inspections. We feel by having two agents present, it allows us to communicate more freely and effectively with the potential purchasers
Upon entry to the property we request photo identification of each purchaser. We take note of the purchasers name and ask for their number. We do this for two reasons; the first is so we can confirm the identity of the purchaser; and two, so we can contact them after the open inspection and follow up on their interest
When we enter the property before the open inspection we open all blinds, turn on all lights and present the property in a manner to create a warm and friendly environment
When we have completed the Open For Inspection we check every room turning off lights, we lock all doors. We assure you the property will be left in exactly the same way you left it

Ensure the front of your home makes the right first impression
Maintain lawns and gardens throughout the selling process
Ensure the interior of the home is clean & de-cluttered
Clean out gutters and down pipes
Check all light globes are in working order
Clean windows inside and out and check glass for damage
Ensure all windows can be opened and locked
Check window furnishings are clean and in working order
Test all doors for ease of movement and check locks
Check and repair any damage to fly screens and screen doors
Remove all rubbish from the property
